This is A MUST for all homeowners
I finished my basement and once completed I thought "what could happen?" I immediately thought of horror stories my friends told me about remodeling their basement only to have a major water issue, destroying all their hard work and costing them thousands of dollars. I went on line and found several monitors however most only alerted them but if I had a leak and wasn't at home I need something to turn off the water. This is where I found Flo by Moen. I purchased the system and had a certified plumber install it. For the first couple weeks I received usage reports and if the humidity or temperature ranges were out of range, I'd get alerts. About three weeks after the installation I received an alert of a critical issue and the water had been shut off. Since work was 40 minutes away, I waited until I got home. The alert come from the HVAC, hot water heater room monitor and when I got there, about 3 gallons of water was on the floor. I turned the water back on and immediately water was shooting out of the hotwater heater. Apparently the water overheated which released the pressure valve. Although the valve is supposed to reseat itself, over the years Calcium had collected around the valve, and when it released a piece of calcium got lodged not allowing the valve to reseat. I told a friend about this and he told me he had this same thing happen and since he rarely went in the basement the water was 2 feet deep before he found out. I replaced the pressure valve and everything went back to normal, however a couple weeks later I got another critical alert from the same location. As before I was at work and waited until I got home. The issue was the water heater over heating so I replaced it.Bottom line, the Moen device saved me several thousands of dollars two times. I have detectors at all of my water devices and the most recent critical alert was one of the bolts on the toilet tanks rusted to the point it was leaking. Although it was only a drip, it had the potential of flooding the room.This device has paid for itself 10x.If you are like me and have to be away from home and can't get back immediately, you can't afford not to have this.

Do not like ......update...I hate it all...swapping for a D-Link system
I love these devices but I hate the cost cutting of batteries only. In theory, you put these were water can leak but you would not notice in time. These would go under counters, in attics, in washrooms, and other areas that often are difficult to reach. I would pay double the price to have an AC adapter option. Exactly 1 year into my install the batteries are failing and the batteries are expensive and not environmentally friendly to dispose of batteries. The battery cost and hassle of replacing and buying batteries every year makes this product less than it could be. Ideally, it is better on AC. If you lose power, the device cannot talk to the wifi so the only reason for the batteries is bottom line cost and agency approvals. It was a marketing decision....not an engineering decision. I would buy another 3 pack and pay the additional cost of having the AC option.2/24I am done. I have come to hate the Moen design. The base unit does not sit flat in a cabinet and when you use the expensive cord it also does not sit flat. Where you put these devices is subject to disruption so the sensors are always getting moved which the design should expect but not with Moen. If you bump the cradle the connection to the sensor wire is lost and you will never know. The battery life is more like 8 months at most and I have had these long enough to prove it. The alarm volume is a joke. You cannot hear it 30 ft away unless the home is completely silent. How ridiculous to make an alarm and make it so quiet that if it is in a cabinet closed then no one will hear it beeping. I am moving to a D-Link that is a different setup and after Moen I can see why the D-Link makes sense and cents. It uses a hub that plugs into AC and has a "screaming" loud alarm. The Hub supports up to 24 sensors making the D-Link similar in price for the first 2 sensors but you saves hundreds of dollars if you need 6 or more. With the new system, you take a $25 sensor and place it on the floor of the cabinet, pan, or wet area floor. No mounting, no harness. The sensors link to the hub and that links to an app on your phone.

Really works well can reduce insurance for home, Moen sends insurance letter also. GREAT technical support for install electronically, try to get your plumber to di it!
